The Problem

What we were looking at

Every elevation of this building carried the same North Texas pattern: dark vertical streaks running down the stucco from window ledges, trim bands and parapet caps, where rainwater carries dirt and feeds algae and mildew on its way down.

Up on the roof the parapet walls were streaked the same way, the windows had a film of hard-water spotting, and out front the fire lane was covered in tire marks and grime.

The Method

How we cleaned it

Stucco is porous and easy to damage with high pressure, so the walls were soft washed: a cleaning solution applied at low pressure to kill the organic growth at the root, then rinsed — the building was never blasted.

The windows were cleaned separately to lift the water spotting, and the concrete fire lane — the one hard surface on the job that is built for it — was pressure washed.

The scope was worked elevation by elevation, including the rooftop, around doors, lighting and access points so the facility could keep operating.

The Result

How it finished

The stucco came back to an even, consistent color across the photographed areas, with the streaking gone from under the ledges and trim bands. The windows are clear again and the fire lane striping reads cleanly.
